Tenant Application Process

1. Receive Application

  • We receive an application for each person occupying the property that is 18 years or older.

 

  • A complete application consists of the application being fully filled out, the processing fee ($40/application) and two of         most current pay stub for each person paying rent on the property along with any other form of income.

  • If you are self-employed, we will need to review your tax returns for the past two years and your bank statements from the past 3 months.

2. Credit Check

  • While we typically like to see credit scored of at least 650, management does not solely reply on the credit score to approve or deny an application. There are several factors that go into determining credit such as credit history, amount of late payments, charge offs, debt's owed to creditors, etc. Management identifies any red flags that may stick out. If no red flags break the threshold of creditworthiness, management will use this information to approve the tenant. If there are too many red flags, management will use this information to deny a tenant or talk to the owner about potentially approving the tenant with a higher security deposit as long as that landlord is allowed to charge a higher deposit according to law. This is determined exclusively by management on a case by case basis given that each person's credit history is different.

3. Eviction Check

  • Anyone who turns in an application with an eviction on their record within three years from the time the eviction occurred will automatically be denied.


4. Finance Check

  • We receive two of the most current pay stubs from each person paying rent on the property. If you are self-employed we will need two years of tax returns, plus 3 months of the most current bank statements.

  • The combined tenant’s finances must be able to demonstrate their ability to afford the rent of the property they intend to lease. We make sure that the combined gross income meets or exceeds 3 times the rental amount.

  • We call employers to verify that potential tenants are employed by the company they state they are employed by.

5. Reference Check

  • We ask potential tenants to list their previous landlord(s) in order to verify that the potential tenant(s) have a history of paying their rent on time, that they were good tenants and to verify that they did not cause excessive damage (more than normal wear and tear) to the property during their residency.

6. Approve or Deny

  • Based on the outcome of the application screening process, an applicant will be approved or denied.

  • Under certain circumstances, and only with owner approval will a tenant be approved who does not meet all of the applicant screening criteria.

First Come, First Serve
All applications are reviewed on a first come, first serve basis. Application processing time may vary. It can take between 1 to 5 business days. Timing depends on how fast we can get in contact with references, previous landlords and employers to verify information on the application.

Move-in Conditions
If your application is approved, everyone 18 years or older occupying the property will be required e-sign all lease documents must be signed within 48 hours of application approval. This means that the property will remain on the market until the lease is signed.

If you are moving in on the 15th of the month or sooner, we will require that you pay the prorated first month’s rent and security deposit in full, along with having the executed lease agreement in place in order to hold the place for you as of the start date of the lease agreement. If you are moving in after the 15th of the month, we will require that you pay the pro-rated first month’s rent, all of next month’s rent and security deposit in full, along with having the executed lease agreement in place in order to hold the place for you as of the start date of the lease agreement.

We do not hold properties for more than 30 days from the time of approval.

Please note that some properties do not allow pets. If you have an ESA or Service animal with proper documentation, this will be honored per the requirements of the law.

Submitting Your Applications
All documentation for each person’s application submit be submitted on the application. We WILL NOT accept additional documents to be submitted for your application via text, email or any other way. The reason for this is because we get many emails and texts every day and we do not want to accidentally overlook anything you submitted. This is why it is mandatory that you submit all documentation on your application.

If you forgot to submit something on your application, you will have to contact the property manager and request a refund for your application and submit a new application with all documentation attached.

Please note that while we do honor first come first serve policy in regard to applications, if you do not submit a complete application, your application is not consider to be complete and if we have another application, we reserve the right to bypass the incomplete application and move on to the next application. A complete application consists of all adults on the lease submitting their application with all of the required documentation for processing.

Section 8 or Other Voucher Tenants
We do not discriminate against any type of income. We abide by all laws enforced by the California Civil Rights Department. You still need to follow all of the steps above and attach a copy of your housing voucher and any other income, ID, etc as stated above.
